Introduction

Residents

All users automatically become a Resident the city of Maedoria upon first joining the server. Residents have their own command /resident which used by itself outputs a Resident Screen, displaying Money, Town, Plots owned and Friends.

Residents can claim (i.e. buy) plots that the Mayor of the town has set for sale.

Towns

A town is a collection of residents (or just one resident) with one resident as the mayor. A town also has a bank account which collects taxes each day from itsresidents. The more plots a resident owns, the more they will pay in taxes. Towns are required to generate a specific amount to stay 'in business' each day. A town that cannot afford this upkeep is disbanded and crumbles to dust, so towns must generate SOME revenue in taxes.

Mayors

Mayors run towns and with the help of their assistants, manage a town and its residents. A mayor can also have assistants who have the same powers as him/herself. Mayors are responsible for funding a town bank account when it starts off, but can reap the rewards of taxes later on if the city is successful.

General Real Estate Rules
  1. Unless a sign on the plot specifies otherwise, you may never purchase any two plots that are adjacent to eachother.
  2. Only under special circumstances may you be exempt from the above rule. You may receive administrator or moderator permission. You must prove that your structure fits in with the local theme of nearby buildings, AND that a single plot is not large enough
    for your needs. Only special circumstances will be allowed, as most single plots are more than enough space for a well built and designed structure.
    (We discourage 'super-sized' buildings)
  3. Always be aware of what the daily taxes and plot fees are in the city you live in.

All Plots

  1. No mud/stone/cobble huts or boxes.
  2. No floating structures. All structures must adhere to the laws of physics, thus a building must be clearly supported by sufficient foundation and supports. No, tall fenceposts are not sufficient support for your castle in the sky.
  3. No huge ugly walls marking "your" claimed land, or around your property to hide your building. Town walls are allowed for official Towns in Chaos.
  4. No messy water or lava towers.
  5. No sky towers or sky penises (that means no building 1 x 1, 2 x 2, 3 x 3, etc towers that go straight up into the clouds. If you are building a tower, it must be themed (and theme must be realistic).
  6. No pixel-art, giant text, billboards, etc.
  7. NOTHING OFFENSIVE!.

Farms

All crops and animals are referred to as "farms" below. Farmland is highly restricted for economy balancing reasons. We want new users to be able to afford farms, AND we don't want to make it so that you cannot succeed on the server without a giant farming complex (which is why giant farming towers are illegal).

Farms are only allowed to exist on Farm plots. A farm plot is designated by a sign which explains the terms of that plot.

  • Single Farm Plots may never be expanded. These plots exist to give everyone a fair shot at having a farm. If you want to expand your farm, you'll need to move to an expandable farm plot. You may not own multiple Single Plots to bypass this rule.
  • Expandable Farm Plots allow you to claim specific plots nearby when you are ready to grow. Usually these farms specify which direction you must expand in, in order to maximize land efficiency. If nothing is specified on the sign, you should expand away from the road, instead of alongside it. This allows other people to claim farms in the area too, instead of a few people blocking off the entire farming area.
  1. Farms are only allowed on ground level (like a real farm).
  2. No above-ground farming towers, no farms on top of buildings.
  3. No underground farming operations, no farms below buildings (unless the building is a basement).

Commercial

All User Shop inventories must conform to the rules on the User Shops listings page.

Any commercial venture must be located on a plot that is zoned commercial.

If you're not sure if a plot is a commercial plot, go to the road, then walk onto the lot. If a price appears with the [Shop] tag at the end, then the plot is a commercial plot. You can also check the lot types nearby you with the "/towny map" command. Shop lots appear as blue.

You may not live on a commercial plot. You may however have a bed somewhere on your lot (to use for setting and returning 'home'), as long as you also own a residential plot somewhere.

City Real Estate

Buying Land

Lots in the city can be purchased by Iron users and above. Lot prices vary due to supply and demand, as well as location. Currently, each resident may not own more than 5 plots.

Taxes

Taxes vary from city to city, and are set by the town mayor. If you have not changed cities from when you joined the server, you live in Maedoria.

In Maedoria, all Residents are taxed 1% of their total money in the bank each day.

Users that own plots (regardless of which town) will pay additional fees.

All plots, regardless of type will incur a 50 credit fee each day, so if you own 10 plots, you will pay 500 credits.

Plots designated as Shops or Embassies pay the base plot fee of 50 credits, as well as an additional fee based on the special plot type.

Shop plots cost no additional credits each day per plot, totaling 50 credits / day. Plots in areas designated as Commercial areas will be Shop plots, regardless of if a user actually has a functional store on the plot.

Embassy plots cost an additional 200 credits each day per plot, totaling 250 credits / day. Embassies allow users who are not Residents of the city to own the plot anyways. They must be a Resident in a city that is allied with the host-town the Embassy plot is in, or they will lose it. Mayors can take Embassy plots from their owners at any time. Embassies are a great way for users to own various shops in multiple cities.

Failing To Pay Taxes
If a town can't pay it's tax then it is kicked from the nation.  
If a resident can't pay his plot tax he loses his plot.  
If a resident can't pay his town tax then he is kicked from the town.  
If a town or nation fails to pay it's upkeep it is deleted.
